A material takeoff isn't just a list of quantities — done right, it's an independent cross-check that catches pricing errors before your BOQ goes out the door.
The Real Purpose of a Takeoff Sheet
Most people think of a material takeoff as just a quantity list. Its more valuable role is as an independent cross-check: total the tonnage priced across your BOQ's supply items, compare it against a benchmark steel-intensity ratio for the building type, and flag anything that looks off before the document is finalized. This is standard practice on any project of meaningful size, per established BOQ preparation methodology.
A Working Layout
A useful material takeoff sheet has three parts:
1. Item-by-Item Tonnage
Every Section A supply item listed again, with quantity pulled by formula from the BOQ (never retyped) so the two documents can't drift apart.
2. Benchmark Inputs
Gross floor area (SF) and an assumed steel-intensity benchmark (lb/SF) for the building type and wind region.
3. Variance Calculation
Benchmark tonnage = GFA × lb/SF ÷ 2,000, then variance % = (priced tonnage − benchmark) ÷ benchmark.
Where the Benchmark Ratio Comes From
Steel-intensity benchmarks (lb/SF) vary by building type, height, bay spacing and wind/seismic demand. For a braced, composite steel-frame commercial office building in a high-wind hurricane region, a commonly used planning range is roughly 12–16 lb/SF. These figures are typically drawn from a firm's own historical project data or published construction cost references, and should be treated as a sanity-check range, not a precise design number.
Linking It to Your BOQ (Not Copying)
The critical design choice: quantities on the Material Take-off tab should reference the BOQ sheet by formula (e.g. ='BOQ - Structural Steel'!F16), not be retyped. That way, if a quantity changes on the BOQ, the take-off updates automatically — there's no way for the two documents to silently disagree.
