Cost per key vs cost per square foot
Owners, lenders and brands usually compare hotel budgets per key (per guestroom), while contractors price per square foot and by trade. Room size, the share of public and back-of-house space, and amenities change how the two relate, so we report both from the same line-item estimate. That lets you compare the number directly with your pro forma and brand benchmarks.
Construction vs FF&E vs OS&E
- Construction: structure, envelope, MEP, interior construction and finishes, built-in millwork and site work.
- FF&E (furniture, fixtures and equipment): guestroom furniture, lighting, artwork, soft goods and loose items, often bought through a purchasing agent.
- OS&E (operating supplies and equipment): linens, kitchen smallwares, uniforms and similar items.
Scope gaps between these packages are one of the most common budget surprises on hotel projects. We follow your responsibility matrix and show exactly what’s in the construction estimate and what isn’t.
What drives hotel cost in Florida
Brand standards
Brand design guides set room sizes, finishes, MEP systems and amenity requirements. We price to the brand standards and drawings you provide, and flag items that depend on brand approval.
Guestroom repetition and bathrooms
Typical rooms repeat across floors, so small changes in a typical room or bathroom multiply across the whole building. We take off typical rooms in detail and multiply by the room mix.
MEP systems
PTACs, VTACs or central systems, domestic hot water, kitchen exhaust and laundry drive mechanical and plumbing cost. In Florida’s climate, humidity control in guestrooms and corridors matters for both comfort and mold prevention.
Wind, openings and coastal exposure
Coastal hotels carry Florida wind design, impact-rated windows and sliding doors, balcony details and corrosion protection. In Miami-Dade and Broward, the High-Velocity Hurricane Zone adds stricter product approvals. The 2026 Florida Building Code also adds corrosion-resistance requirements for fasteners and connectors within 3,000 feet of saltwater. See our 2026 code cost impact guide.
Renovating while open
PIPs are usually phased by floor to keep rooms selling. Phasing, after-hours noise limits, protection of public areas and temporary facilities all cost money, and we list them as their own line items.
Food and beverage
Restaurants and bars inside hotels need kitchen exhaust, grease interceptors and kitchen equipment coordination. See our restaurant estimating page for the details.

Frequently asked questions
How much does it cost to build a hotel in Florida?
Published Miami benchmarks put hard construction costs at about $335 to $440 per square foot for 3-star hotels and $485 to $645 for 5-star hotels (RLB, Q3 2026). Land, soft costs, FF&E and OS&E are additional. Your number depends on brand, room count, amenities and site.
Can you estimate a PIP from the brand’s PIP report?
Yes. Send the PIP report, property drawings or a room inventory, and photos. We price each item and show which ones are construction and which are FF&E.
Do you include FF&E?
We follow your responsibility matrix. Items in the construction scope are priced; FF&E and OS&E items can be priced as allowances or listed as excluded, so nothing falls between packages.
Can you price renovations phased while the hotel stays open?
Yes. We price phasing, protection, after-hours work and temporary facilities as separate line items.
Which code edition do you price?
The edition your permit will fall under. Permit applications submitted on or after December 31, 2026 fall under the 9th Edition (2026) Florida Building Code.
