Free Florida Commercial Flooring Scope Sheet & Takeoff Template

A free Excel scope sheet and takeoff template for commercial flooring bids in Florida. Built by estimators who have prepared 200+ flooring estimates, it helps flooring contractors and GCs take off every finish code, account for waste and attic stock, and send a clear inclusions and exclusions sheet the GC can level line by line.

What’s inside

  • Takeoff by finish code: CPT, LVT, sheet vinyl, porcelain, base, transitions and polished concrete, with SF / SY / LF / EA units. Gross quantity with waste and attic stock is calculated automatically.
  • Scope sheet: about 30 line items across materials, floor prep, moisture, site logistics and commercial terms, each marked Included, Excluded, Alternate or Allowance.
  • Moisture & prep log: record the spec’s test method (ASTM F2170 or F1869), the manufacturer’s limit and the results by area.
  • Project info sheet: documents, addenda and alternates priced, so nothing gets missed on bid day.

Works in Excel, Google Sheets and Numbers.

Why a scope sheet wins flooring bids

GCs compare flooring bids line by line. A bid that says exactly what’s included, such as floor prep, moisture testing and mitigation, base, transitions, attic stock and after-hours work, is easier to level and less likely to be cut later. Most flooring bids lose money in the gaps: unpriced floor prep, moisture mitigation folded into base pricing, or missed attic stock. The template puts each of these on its own line so you decide on purpose.
