Free Flooring BOQ Template (Excel)

A free sample BOQ (bill of quantities) template for flooring projects, in Excel. List every flooring item with its unit and quantity, add your rates, and the template calculates amounts, section subtotals and the project total, including contingency, overhead and profit, and tax. Built by estimators who have prepared 200+ flooring estimates.

What’s in the flooring BOQ

  • Six BOQ sections: general and preliminaries, removal and floor prep, moisture testing and mitigation, flooring materials and installation, base and transitions, and stairs and specialties.
  • About 30 sample line items with item numbers, descriptions, units (SF, SY, LF, EA, LS) and example quantities.
  • Automatic calculations: amount = quantity × rate, section subtotals and a summary sheet.
  • Summary: contingency, overhead and profit, tax and cost per square foot of floor area.
  • Notes and exclusions sheet for assumptions, alternates and allowances.

Rates are left blank so you can use current pricing. Works in Excel, Google Sheets and Numbers.

What is a BOQ for flooring?

A bill of quantities (BOQ) lists every item of work on a project with its unit of measure and quantity, so each bidder prices the same scope. For flooring, that means each finish type by area, plus base, transitions, stairs, floor preparation and moisture items. When rates are added, the BOQ becomes a priced estimate that can be compared line by line.

How to fill in the template

  1. Take off quantities from the finish plans and room finish schedule: areas by finish code, base and transitions by linear foot, and stair items by count. Our flooring takeoff checklist walks through it.
  2. Replace the sample lines with your project’s items and quantities.
  3. Enter unit rates for material and labor in the yellow cells.
  4. Set percentages for contingency, overhead and profit, and tax on the Summary sheet.
  5. List exclusions and alternates, especially for moisture mitigation and floor prep.

Frequently asked questions

Is the flooring BOQ template free?

Yes. Enter your details and you’ll go straight to the download page.

Does the BOQ include rates or prices?

No. Rates are left blank on purpose, because material and labor costs change and vary by project and location. Enter your own current rates, or ask us to prepare a priced BOQ.

What units does a flooring BOQ use?

Square feet (SF) for most hard and resilient flooring, square yards (SY) for carpet, linear feet (LF) for base and transitions, each (EA) for stair treads and thresholds, and lump sum (LS) for items like mobilization.

Can I use it for residential flooring?

Yes. Delete the commercial items you don’t need and add your own lines. The calculations work the same way.
